Seneca Polytechnic (Seneca) aims to transform the eastern end of the Newnham Campus, located at 1750 Finch Avenue East, by constructing a new Health & Wellness Centre (HWC). To support this initiative, Seneca invites proposals from qualified technical consulting firms to provide professional commissioning services. The successful proponent will serve as the Commissioning Authority (Commissioning Consultant) for the new HWC project. Seneca is seeking an experienced commissioning consulting firm to provide comprehensive professional services across several disciplines. The Commissioning Authority (CxA) shall be a third-party and not an employee of the design or construction firm nor a subcontractor of the design or construction team. The selected firm will be responsible for delivering commissioning services from Design Development (DD), construction documents (CD), construction, closeout & warranty, seasonal testing and post occupancy phase. The Commissioning Consultant will be responsible for ensuring that the building systems are designed, installed, and functionally tested to meet the Owner’s Project Requirements (OPR), and DD to achieve optimal performance. This role includes verifying and documenting that all building systems are designed, installed, and functionally tested, are free of deficiencies, and can be operated and maintained as intended. These requirements align with the OPR for the users and spaces as outlined in the architectural, mechanical, electrical (including security), and IT (including audio-visual) drawings. Additionally, the CxA will ensure proper system turnover from the contractor to Seneca’s Facilities team. As part of the project’s sustainability goals, Seneca seeks to achieve LEED Gold certification under the CaGBC LEED v4 Building Design and Construction, New Construction rating system, and CaGBC Zero Carbon Building - Design Standard.
